Kokapet vs Tellapur: Which Hyderabad Zone Delivers Better ROI?
Both are western ORR micro-markets, but their pricing, timelines, and risk profiles differ. We compare the two for investment ROI.

Kokapet and Tellapur are the two most discussed micro-markets in Hyderabad's western corridor, and investors often ask which delivers better ROI. The answer depends on your risk profile, holding period, and entry timing.
Kokapet: The established premium zone
Kokapet sits immediately west of the Financial District, connected by the ORR. It has seen the steepest appreciation in Hyderabad over the last three years, with premium under-construction inventory now priced at ₹9,000–12,000/sq ft. The micro-market is characterized by tier-1 developer projects (My Home, Rajapushpa, Aparna), strong end-user demand, and a relatively mature infrastructure setup.
The advantage: lower risk, proven demand, and faster absorption. The disadvantage: the entry pricing is already high, so the appreciation percentage from here will be moderate (10–15% annually). The easy money has been made.
Tellapur: The emerging growth zone
Tellapur sits further west, beyond Kokapet, and is in an earlier stage of development. Pre-launch and early under-construction inventory is priced at ₹6,500–8,500/sq ft — a 25–35% discount to Kokapet. The micro-market is seeing its first wave of tier-1 developer launches, and the infrastructure (ORR connectivity, internal roads) is still being built out.
The advantage: lower entry pricing, higher appreciation potential (20–30% over 3–4 years), and the benefit of being the next zone in the westward expansion. The disadvantage: higher risk, as the infrastructure and demand are still maturing.
ROI comparison:
For a ₹2 crore investment: - Kokapet: Entry at ₹10,000/sq ft, expected exit at ₹13,000/sq ft in 4 years = 30% appreciation = ₹60 lakh gain. - Tellapur: Entry at ₹7,500/sq ft, expected exit at ₹11,000/sq ft in 4 years = 47% appreciation = ₹94 lakh gain.
Tellapur delivers a higher ROI on paper, but with higher risk. The appreciation depends on the infrastructure maturing and demand spilling westward from Kokapet.
Our recommendation: For investors with a moderate risk profile and a 4–5 year hold, Tellapur offers the better risk-adjusted ROI. For investors prioritizing lower risk and faster liquidity, Kokapet is the safer choice. A balanced approach is to split the allocation between the two — Kokapet for stability, Tellapur for growth.
Both zones benefit from the same structural drivers: Financial District employment, ORR connectivity, and the westward expansion of Hyderabad's residential demand.
