Mysuru: Bengaluru Spillover or Standalone Story?
Mysuru's real estate market is benefiting from Bengaluru spillover and its own tourism and education economy. We assess the investment case.

Mysuru — located 150 km from Bengaluru — is often discussed as a Bengaluru spillover market, but its real estate story has its own drivers. The question for investors is whether Mysuru is a legitimate standalone investment or a derivative play on Bengaluru saturation.
The demand drivers:
1. Bengaluru spillover: As Bengaluru's pricing and congestion have increased, some buyers — particularly retirees, second-home buyers, and remote workers — are choosing Mysuru for its lower cost of living and slower pace. The Bengaluru–Mysuru Expressway (10-lane, under construction) will reduce travel time to 90 minutes, strengthening the spillover thesis.
2. Tourism economy: Mysuru is a tourism hub (Mysore Palace, Brindavan Gardens, wildlife sanctuaries), supporting a hospitality and short-term rental market.
3. Education hub: Mysuru has a strong education sector (University of Mysore, JSS Institutions), creating rental demand from students and professionals.
4. Industrial base: Mysuru has an industrial belt (Hebbal Industrial Area) with manufacturing and IT firms, providing employment.
5. Affordability: Pricing in Mysuru (₹3,500–6,000/sq ft) is 50–60% below Bengaluru equivalents.
Key micro-markets: - Vijayanagar, Kuvempunagar (established residential): ₹4,500–6,000/sq ft - Bogadi, Vijayanagar 4th Stage (premium): ₹5,000–7,000/sq ft - Outer Ring Road, Mysore Airport Road (emerging): ₹3,500–5,000/sq ft
The investment thesis: Mysuru offers moderate appreciation (8–12% annually) with rental yields of 2.5–3.5%. The Bengaluru–Mysuru Expressway is the key catalyst — once operational, it could re-rate the spillover demand and accelerate appreciation.
The risk: Mysuru's market is small and less liquid. The buyer pool is narrower, and exit can take 12+ months. The appreciation velocity is slower than Bengaluru and Hyderabad.
Our view: Mysuru is a legitimate diversification play, but not a high-growth investment. The total return (appreciation + yield) is 11–15% annually, moderate but stable. The Bengaluru–Mysuru Expressway is the catalyst to watch — if it delivers on the connectivity promise, the spillover demand could accelerate. We recommend Mysuru for investors seeking a stable, lower-ticket-size allocation with a lifestyle or retirement use case, rather than as a pure growth play.
