Nagpur's Wardha Road: The Tier-3 Emerging Play
Wardha Road is Nagpur's fastest-developing corridor, driven by MIHAN, the airport, and affordable pricing. We assess the tier-3 investment thesis.

Nagpur — often overlooked in the tier-1 real estate conversation — is quietly developing one of central India's most promising corridors along Wardha Road. For investors willing to look beyond the metro cities, the Wardha Road belt offers a compelling tier-3 investment thesis.
The anchor is MIHAN (Multi-modal International Hub Airport at Nagpur), a 4,000-acre SEZ and cargo hub that has attracted IT firms (TCS, Infosys, HCL), logistics companies, and manufacturing units. MIHAN is designed to leverage Nagpur's geographic centrality — it's equidistant from Mumbai, Delhi, Chennai, and Kolkata — making it a natural logistics and distribution hub.
Wardha Road runs south from Nagpur city, connecting to MIHAN and the Dr. Babasaheb Ambedkar International Airport. The corridor is seeing residential development from tier-1 and tier-2 developers, with pricing at ₹4,500–7,000/sq ft for under-construction inventory — a fraction of metro city pricing.
The investment thesis:
1. Affordability: Entry pricing is 60–70% below Bengaluru and Hyderabad equivalents, meaning a lower ticket size and higher unit count for the same capital.
2. Employment catalyst: MIHAN is generating sustained employment, creating end-user demand for residential property.
3. Infrastructure: The Nagpur Metro (Phase 1 operational, Phase 2 planned) enhances connectivity along the corridor.
4. Supply-demand balance: The corridor is in an early growth phase, with demand outpacing supply in the premium segment.
The risk: tier-3 markets have lower liquidity than metros. Exit options are narrower, and the buyer pool is smaller. This is a patient-capital play — a 5–7 year hold is optimal.
Expected appreciation: 15–25% over a 5-year hold, with rental yields of 3–4% (higher than most metros). The total return (appreciation + yield) is competitive with metro markets, on a lower ticket size.
Our view: Nagpur's Wardha Road is a legitimate diversification play for investors with a portfolio already anchored in metros. The MIHAN employment catalyst, the affordable entry pricing, and the higher rental yield make it an attractive tier-3 allocation. The key is selecting projects from credible developers with clear titles — tier-3 markets have a higher incidence of title and approval issues, so due diligence is critical.
