North Bengaluru (Hebbal–Devanahalli): Airport Corridor Re-Rating
Kempegowda International Airport, the upcoming Aerospace SEZ, and Metro Phase 2B are re-rating North Bengaluru's investment profile.

North Bengaluru — the Hebbal–Yelahanka–Devanahalli belt — is in the middle of a structural re-rating driven by airport-led economic activity and infrastructure investment.
The Kempegowda International Airport (KIAB) is the anchor. With passenger traffic crossing 40 million annually and a third terminal under construction, the airport is catalyzing a broader economic ecosystem: aerospace, logistics, hospitality, and IT parks. The planned Aerospace SEZ near Devanahalli is expected to generate over 100,000 jobs, creating sustained residential demand.
The Bengaluru Metro Phase 2B extension to the airport (the Blue Line) is the connectivity catalyst. Once operational, it connects the airport to the city center in under 45 minutes, transforming the Hebbal–Devanahalli belt from a peripheral location to a connected corridor.
Current pricing along the airport corridor is ₹6,500–9,000/sq ft for premium under-construction inventory — meaningfully below the ORR and Whitefield belts. The appreciation potential is significant: as the metro operationalizes and the Aerospace SEZ employment kicks in, pricing is expected to converge toward the ORR levels.
The risk is timeline. The Aerospace SEZ and Metro Phase 2B are multi-year projects, and the appreciation thesis depends on their delivery. This is a patient-capital play — a 5–7 year hold is optimal.
For investors, the entry window is now, while pricing is still at a discount to the southern and eastern belts. The expected appreciation over a 5-year hold is 30–50%, with the upside accelerating as the infrastructure projects near completion.
Our view: North Bengaluru is one of the highest-conviction long-term plays in the city. The airport economy is structural, the infrastructure pipeline is funded, and the entry pricing is attractive. The key is selecting projects from credible developers with clear titles and RERA registration.
