Pre-Launch vs Under-Construction vs Ready-to-Move: Where Should You Enter?
Each project stage offers a different risk-return profile. We break down entry pricing, payment plans, and ROI across all three stages.

The stage at which you enter a real estate project is the single biggest determinant of your ROI. The same property, bought at different stages, can produce dramatically different returns. Here's our framework for choosing the right entry stage.
Pre-launch (highest ROI, highest risk):
Pre-launch is the earliest entry point, before the project has RERA registration or public marketing. Pricing is at its lowest — typically 15–25% below the launch price. The trade-off is risk: the project hasn't received approvals, and there's no guarantee it will proceed as planned.
For investors with risk appetite and a vetted developer, pre-launch is the highest-ROI entry. The pricing discount is substantial, and the appreciation from pre-launch to possession can be 40–60%. The key is to enter only with tier-1 developers who have a credible track record of getting approvals and delivering.
Under-construction (balanced ROI, moderate risk):
Under-construction is the stage after RERA registration and launch, when construction is underway. Pricing has stepped up from pre-launch (typically 8–12% above the pre-launch rate), but is still 10–20% below the expected ready-to-move price.
This is the sweet spot for most investors. The risk is lower (RERA registration, approvals in place, construction visible), and the payment plan flexibility is highest (subvention, CLP, flexi plans are all available). The appreciation from under-construction entry to possession is typically 20–35%.
Ready-to-move (lowest ROI, lowest risk):
Ready-to-move is the post-possession stage. The property is complete, the OC is in place, and you can take possession immediately. Pricing is at its highest — typically 15–25% above the under-construction rate.
The ROI is lowest because the construction-phase appreciation has already been captured. However, the risk is minimal: no construction delay, no developer default risk, and immediate rental income. This stage suits investors who prioritize stability and yield over appreciation.
ROI comparison (₹2 Cr property, 4-year hold): - Pre-launch: Entry at ₹7,000/sq ft, 50% appreciation = ₹10,500 exit. ROI = 50%. - Under-construction: Entry at ₹8,000/sq ft, 30% appreciation = ₹10,400 exit. ROI = 30%. - Ready-to-move: Entry at ₹10,000/sq ft, 10% appreciation + 3% yield = ₹11,200 effective. ROI = 12%.
Our framework: For investors with risk appetite and a 4–5 year hold, pre-launch or early under-construction is the optimal entry. For investors prioritizing stability, ready-to-move is the safer choice. The key variable is the developer's credibility — a pre-launch entry with a tier-1 developer is lower risk than an under-construction entry with a weak developer.
