Pune's Hinjewadi–Wakad Belt: The IT Corridor Re-rating
Metro Phase 3 and sustained IT hiring are pushing Pune's western corridor into a new appreciation cycle.

Pune's western IT corridor — Hinjewadi, Wakad, Baner–Balewudi — is entering a re-rating phase driven by infrastructure and hiring.
The Pune Metro Phase 3 extension to Hinjewadi is the key catalyst. Once operational, it collapses commute times from the IT parks to the city centre, pulling the livability and demand equation toward the western belt. Pre-launch and under-construction inventory along the metro route is where the appreciation will concentrate.
Sustained IT hiring in Hinjewadi's Rajiv Gandhi Infotech Park — home to Infosys, TCS, Cognizant and others — is the demand engine. Unlike Bengaluru, Pune's IT corridor has a tighter supply pipeline, so the absorption-to-supply ratio is healthier.
For investors, entry pricing in Hinjewadi–Wakad is in the ₹6,500–8,500/sq ft range for premium under-construction inventory — meaningfully below Bengaluru and Hyderabad equivalents for comparable quality and micro-market dynamics. The appreciation percentage potential is therefore higher, though the absolute ticket size is smaller.
The risk is Pune's historically slower appreciation velocity compared to Bengaluru. This is a patient-capital play — a 4–5 year hold from under-construction entry to mature-cycle exit. We recommend it as a portfolio diversifier alongside a Bengaluru or Hyderabad core position.
