Sarjapur Road: The Next ₹10,000/Sq Ft Micro-Market in Bengaluru
ORR tech belt saturation, Metro connectivity and a supply crunch are pushing Sarjapur Road toward the ₹10,000/sq ft threshold.

Sarjapur Road has emerged as Bengaluru's most watched micro-market, and the trajectory points toward a ₹10,000/sq ft threshold for premium under-construction inventory within the next 12–18 months.
The drivers are structural. The Outer Ring Road (ORR) tech belt — from Bellandur to Sarjapur — houses over 1.5 million IT professionals across campuses of Infosys, Wipro, Accenture, and others. Absorption has outpaced new supply for three consecutive years, and the inventory overhang that plagued the belt in 2019 has cleared.
The Sarjapur–Attibele Metro extension, part of Bengaluru Metro Phase 2B, is the catalyst. Once operational, it connects Sarjapur to the ORR tech corridor and Central Bengaluru, collapsing commute times and re-rating the livability equation. Pre-launch and early under-construction inventory along the metro route is where the appreciation will concentrate.
Current pricing for premium under-construction projects sits at ₹7,500–9,500/sq ft, with select luxury launches testing ₹10,000+. The gap between today's pricing and the expected post-metro pricing is the investor's opportunity.
The risk is infrastructure timeline slippage. Metro Phase 2B has seen delays, and the appreciation thesis depends on its completion. We filter to projects with credible delivery timelines and RERA registration.
For investors, the play is entry at pre-launch or early under-construction, with a 3–5 year hold to the metro operationalization and possession. The expected appreciation is 25–40% over the holding period, with rental yields clearing 3% on premium stock once the metro is live.
