Under-Construction vs Ready-to-Move: The ROI Showdown

The choice between under-construction and ready-to-move property is one of the most consequential decisions for a real estate investor. Each has distinct financial implications, and the ROI outcome depends on the payment plan, the holding period, and the exit strategy.

    Under-construction property:

Advantages: - Lower entry pricing: Under-construction inventory is typically 10–20% cheaper than ready-to-move in the same project, because the buyer is bearing the construction risk and the time value of money. - Payment plans: Under-construction offers flexible payment plans — CLP (construction-linked), subvention, and flexi — that defer the bulk of the payment. This minimizes out-of-pocket and improves ROI on invested capital. - GST benefit: Under-construction residential attracts 1% GST (affordable) or 5% GST (regular), without input tax credit. Ready-to-move has no GST but the pricing is higher. - Appreciation during construction: The property appreciates as construction progresses, so the investor captures the construction-phase appreciation (typically 15–25% from launch to possession).

Disadvantages: - Construction risk: The project may be delayed, extending the holding period and locking capital without rental yield. - GST cost: The 5% GST is an additional cost (though it's typically less than the ready-to-move premium). - No rental income during construction: The property generates no rental yield until possession.

    Ready-to-move property:

Advantages: - Immediate possession: No construction risk, no waiting period. The property is available for use or rental immediately. - No GST: Ready-to-move property has no GST, reducing the effective cost. - Rental income: The property generates rental yield from day one, improving the total return. - Tangible asset: The buyer can inspect the completed property before purchase, reducing the risk of quality surprises.

Disadvantages: - Higher entry pricing: Ready-to-move is typically 10–20% more expensive than under-construction, because the buyer is paying for the completed asset and the eliminated construction risk. - No payment plan flexibility: The full payment is due at purchase, requiring a larger upfront capital commitment. - Lower appreciation potential: The construction-phase appreciation has already been captured by the developer or the first investor.

    ROI comparison:

For a ₹2 crore property, 4-year hold: - Under-construction (CLP): Entry at ₹8,000/sq ft (₹1.6 Cr effective after CLP deferral), 25% appreciation to ₹10,000/sq ft at possession, plus 10% post-possession appreciation = ₹2.2 Cr exit. ROI on invested capital (₹1.6 Cr) = 37.5%. - Ready-to-move: Entry at ₹10,000/sq ft (₹2 Cr), 10% appreciation over 4 years = ₹2.2 Cr exit, plus 4 years of rental yield at 3% = ₹24 lakh. Total return = ₹44 lakh. ROI on invested capital (₹2 Cr) = 22%.

The under-construction property delivers a higher ROI, primarily because of the lower entry pricing and the payment plan deferral. The ready-to-move property delivers a lower but more stable return, with immediate rental income and no construction risk.

Our view: For investors prioritizing ROI and willing to bear construction risk (on tier-1 developer projects), under-construction is the superior choice. For investors prioritizing stability, immediate yield, and zero construction risk, ready-to-move is the better choice. The decision should match the investor's risk profile, capital availability, and holding period.

This is why our calculator tool asks whether you're looking for under-construction or ready possession — the financing options and ROI outcomes are fundamentally different.
