FAQ: What Is Builder Subvention and Is It Safe?
Builder subvention lets you pay a small percentage upfront and the rest at possession with zero interest. We explain how it works and the risks to watch.

Builder subvention is a payment plan where you pay a small percentage of the property value at booking — typically 10–25% — and the builder carries the remaining balance interest-free until possession. There is no bank loan involved during the construction period, no EMI, and no interest accrual.
The structure is attractive because your capital at risk is only the down payment, while the appreciation accrues on the full property value. On a 20:80 subvention plan, if the property appreciates 30% over the construction period, your return on invested capital (the 20% you put in) is effectively 150% — a 5x leverage on your money with zero borrowing cost.
Is it safe? The answer depends entirely on the builder's delivery track record. The risk is timeline slippage: if possession is delayed beyond the projected 3–5 years, your capital is locked without rental yield. That's why we only recommend subvention on RERA-registered projects from tier-1 developers with a credible delivery history.
The subvention window is narrowing as RBI tightens developer financing norms. The best plans are available on pre-launch and early under-construction inventory. Once a project crosses 60% completion, subvention typically disappears.
Our rule: subvention is a powerful tool for investors with patience and a clear exit plan, but only on projects that pass our delivery-risk filter.
