    NRI Investors Are Quietly Buying Bengaluru Again — Here's Why

    After two years of Mumbai-centric NRI inflows, the capital is rotating. Bengaluru is back on the radar for Gulf and Singapore-based non-resident investors.

    Three forces are driving it: a softer rupee improving entry pricing for dollar and dirham earners, a maturing Karnataka RERA framework that reduces delivery risk, and rental yields in Whitefield–Sarjapur that finally clear 3% on premium stock.

    The sweet spot is the pre-launch phase of tier-1 developers — Godrej, Brigade, Sumadhura — where NRI investors can lock pricing today and structure a subvention or CLP plan to defer most of the outflow. The FEMA compliance is straightforward: repatriable NRE/NRO accounts, no upper cap on residential property, and a two-property repatriation limit per year.

    What's changed versus 2024 is confidence. Karnataka RERA has cleared most of its backlog, and tier-1 developers are delivering on schedule. The risk premium NRIs were pricing in has compressed, making Bengaluru's yield-plus-appreciation math competitive with Dubai and Singapore on a risk-adjusted basis.

    Our NRI desk is currently seeing the most interest in Whitefield, Sarjapur and the ORR belt — entry pricing is still 20–30% below Mumbai equivalents for comparable quality.
