RBI Rate Trajectory: What It Means for Home Loan and Property Investors
The RBI's rate path is reshaping borrowing costs and buyer sentiment. Here's how it affects under-construction investment decisions.

The RBI's monetary policy stance is the single biggest macro variable for Indian real estate right now, and the trajectory matters more than the level.
When the repo rate is on a downward path, two things happen: home loan EMIs soften, pulling end-user demand forward; and developer financing costs ease, reducing the pressure to offer subvention or discount. The opposite holds when rates are rising or flat.
For investors in under-construction property, the rate environment affects the exit, not just the entry. If you're planning to sell at possession, the buyer pool's borrowing cost determines the price they can pay. A falling-rate environment at your exit window means a larger qualified buyer pool and stronger pricing.
Our current read: the rate cycle is near its peak, with a gradual easing path expected over the next 12–18 months. That's a tailwind for anyone entering under-construction inventory now and exiting in 2028–2029. The combination of today's subvention/CLP entry pricing and a softer-rate exit environment is the setup we're positioning investors for.
The caveat: rate trajectory is a probability, not a certainty. We don't recommend over-leveraging on the assumption of falling rates — the subvention and CLP structures we favour are specifically designed to minimize rate exposure by deferring the borrowing decision to possession.
